DENVER — A ZIP code in the heart of Denver took the No. 1 spot for the wealthiest ZIP code in the metro area for its combination of well-to-do residents and population density.
The roughly 2.5 square miles incorporated within Denver’s 80206 ZIP code is home to six neighborhoods: Cherry Creek, Congress Park, City Park, Country Club, Cheesman Park and City Park West.
The area is roughly bounded to the west by North Downing Street, to the east by Colorado Boulevard, to the north at East 23rd Avenue and to the south by East Cherry Creek S Drive.
The ZIP code ranks No. 140 for wealth in the country, according to the American City Business Journals' Wealth 1000 ranking, which is ranked using weighted factors including per-capita income, home values and owner-occupied housing units, poverty rates, population density and estimated savings based on resident median age. The data was drawn from the U.S. Census Bureau’s 2022 American Community Survey and typical home value data from Zillow.
