DENVER — In Jefferson Park, an office building overlooking Interstate 25 and downtown Denver could be demolished to make way for a new 12-story apartment building.
Architect Daniel O’Brien with Denver-based Presence Design Group submitted plans to the City and County of Denver on Jan. 27, detailing a new apartment building at 2420 N. Alcott St. in Jefferson Park.
The half-acre site is adjacent to The Alcott, a 12-story apartment building at 2424 Alcott St. and is less than a mile from Empower Field at Mile High.
Plans indicate 162 new units and 162 apartment spaces.
The estimated groundbreaking date is September 2025, with an estimated completion date of September 2027, and the estimated valuation of the project is $95 million, according to public documents.
The property is currently home to a 9,100-square-foot office building from the 1970s, according to property listings, which would be demolished to make way for the new apartment building. Jim Capecelatro with Cushman & Wakefield is the broker for the site but is not actively marketing it right now. He declined to comment further on the site or plans.
