Developers haven't given up on the historic Windsor Mill after an arsonist nearly burned it to the ground last August.
Still, no one has been charged in the case.
The fire changed the project from a historic renovation to construction that must meet modern codes. So the former four-story building will become two stories.
Crews will use bricks salvaged from the fire for the outer walls. Construction is scheduled to start in September and last a year.
Steve Schroyer is heading up the project. He's working with Vaught Frye Larson Architects out of Fort Collins. He told 9NEWS they hope to start construction on Sept. 1 of this year.
He said he wants the project done in September 2019. The completed project will have 25,000 square feet of commercial space with three restaurants and a second-level office, Schroyer said.
While no tenants are currently under lease seeing as how they're so far from completion, Schroyer said he's in talks with the owners of The Social in Fort Collins to create a new concept restaurant for a tavern in the basement.
He also said he's in talks with Prost Brewery for a restaurant concept on the main level.
While no one has been blamed for the fire yet, the ATF offered a $10,000 reward last year in the arson case.
The Windsor Mill has stood since the 1800s and damaged in a tornado about a decade ago.
After it went up in flames, firefighters at the time said it was the largest fire they'd had to battle in more than 60 years.
The mill was being renovated when the fire was set. A new brewery and restaurant had hoped to move in there.
Firefighters said it only took 10 minutes for the town's icon to burn down. It took days for the fire to stop smoldering.
