DENVER — Thirty townhomes could be coming to a vacant lot in the West Colfax neighborhood.
An independent local developer is working through plans with the City and County of Denver for five new buildings at 1700 Julian St., just a few blocks from Sloan’s Lake Park.
Located on the northeast corner of West 17th Avenue and Julian Street, the site is a little less than an acre in size.
The brick townhouses will all be three stories in height and come with one-car and two-car garages on the first story for a total of 43 parking spots. A 2,800-square-foot amenity would be located right on the corner of West 17th Avenue and Julian Street in the first building.
Reid Goolsby with Sloan Building Co. is the developer of the project, and has been building homes in and around the neighborhood since 2009. Golden-based Brown Collective Architecture & Design is the architect, while Raptor Civil Engineering is the engineer. The development team is not requesting a rezoning of the site, plans say.
The townhomes will not be income-restricted, with Goolsby to pay fees instead of including income-restricted units, according to plans.
