El Chapultepec, Giggling Grizzly redevelopment project hits snag

El Chapultepec closed its doors in December 2020 after an 87-year run. The building dates back to the late 1800s.

DENVER — Updates to two buildings at a prominent corner next to Coors Field in downtown Denver have stalled after a city commission rejected the proposal.

Members of the Lower Downtown Design Review Commission last week voted against approving the plans to combine and update the El Chapultepec and Giggling Grizzly buildings at Market and 20th streets.

The rejection is the latest chapter in the battle of historic preservationists to preserve what's left of the former El Chapultepec jazz club, located at 1962 Market St.

In June, Denver-based Monfort Cos. submitted the plan to the commission in partnership with Historic Denver.

Months earlier, the groups were at odds. The organization had applied for a landmark designation for El Chapultepec after Monfort announced a new concept for the space that would involve the old building's demolition.

The newest plan served as a compromise. It aims to preserve part of the exterior of the El Chapultepec building, along with its recognizable signage, at the 20th and Market streets corner. Glass walls extending from the corner entrance to the building could potentially feature a brick pattern, according to the design.
