Homebuilder pays $10.4M to build condos near Denver's 2nd-largest park

The project is getting final approvals from the city, with construction to begin in April.

DENVER — New condos are one step closer to coming to fruition at a hot corner near Sloan’s Lake Park. 

Local homebuilder Lokal Homes has purchased four parcels of vacant land along the east side of Sheridan Boulevard and between West 17th Avenue and West Annie Place. 

The Englewood-based homebuilder plans to construct 67 for-sale condos across a trio of three-story buildings and will be a mix of studios, and one- and two-bedroom units there. 

Lokal purchased the parcels for $10.4 million this month from Greenwood Village-based Grays Development, per property records. Prices for the condos will start in the mid- to upper-$400,000s, according to Lokal’s sales and marketing vice president Nathan Levy. Square footage will range from 499 to 886 square feet, according to Lokal’s website. 

Levy said in an email that the location was attractive for its access to downtown, Sloan’s Lake Park and nearby retail.
